It is so important to know what you can afford and what you qualify before you start selecting homes to consider. We can refer you to a list of trusted lenders to start the prequalifying process with ease. There are a handful of lenders eager for your business.

Am I Getting A Deal?

As a rule of thumb, knocking 5% off the list price won’t ruffle any feathers. If it’s been sitting on the market for months, you can venture more.

Process Time

Typical 30 to 45 days. This gives you time to investigate the property and get a loan completed. Typical contracts are anywhere from 20 days (cash) to 45 days (loan) during this period we will schedule our inspections, appraisals and your lender will need time to complete the loan process.

To Inspect or Not Inspect

A home inspector takes a weight off of your shoulders by looking into the condition of the roof, electric, heating and air, plumbing, etc. We always recommend you have an inspection done so you know what you are buying before you sign. Some banks will require this as well.
